Which Equipment Do You Use To Detect Roof Leaks?
We use five leak detection methods and types of testing equipment to locate roof water leaks:
Tracer gas
Tracer gas is a leak detection technique that injects safe, inert gas (e.g. helium) into the suspected leaking area.
We use this method to pinpoint the leak source by detecting where the tracer gas escapes.
Handheld thermal imaging cameras
Handheld thermal imaging technology – such as thermal imaging cameras – detects temperature variations across the roof’s surface.
Water leakage causes temperature changes between the water and the surrounding areas of the roof. Thermal cameras detect these variations, displaying them as different coloured hues.
Cooler regions = blues and purples
Warmer regions = oranges, yellows and reds
A thermal camera is a non-destructive leak detection method and helps our team identify leaks quickly and efficiently.
Thermal imaging drones
Thermal imaging drones are excellent water leak detection tools to find leaks in hard-to-reach areas. Our aerial drones are equipped with thermal imaging and 4k cameras with optical zoom, providing a bird’s eye view of the condition of your roof.
Fluorescent dyes
Fluorescent dyes are an accurate method to detect leaks in residential and commercial roofs. We pour the dye solution over the suspected roof leak area and use ultraviolet (UV) light to trace the exact location of the water leak(s).
Electronic leak detection devices
Electronic leak detection devices are ideal for identifying flat roof water leaks. The electronic leak detection method sends an electrical pulse across the roof’s surface to locate water leakage.
Electronic devices are used for two main roof leak detection tests:

Is electronic leak detection used for detecting roof leaks?
Yes, our team uses electronic leak detection to locate leaks in residential and commercial roofs.
Here is how electronic leak detection works:
Dry testing process – checks for holes or punctures in the roof membrane. However, it can only be done when the roof is completely dry, hence the name. Our skilled surveyors use the leak detector device to send an electrical pulse through the roof’s waterproofing layer (i.e. roof membranes). If there’s a hole in the roof, the detector makes a noise and produces a small spark at the leak source.
Wet testing process – also called “earth leakage testing”. This is another electronic method for detecting leaks in flat or low-pitched roofs. Our team performs the wet test when the roof is wet, either from rainy weather conditions or hosing down the area. We use a pulse generator to send a direct current voltage of 40 V onto the roof through a wire ring circuit. Since most roof membranes don’t conduct electricity, the electric pulses move across any moisture on the roof. Our leak detection inspectors track the path of this moisture until it reaches the source of the leak.
